Texas Economy Growing Faster than Nation’s

COLLEGE STATION, TX (Real Estate Center)-Texas’ economy continues to outperform the U.S. economy, according to the latest Monthly Review of the Texas Economy produced by the Real Estate Center.

Texas gained 254,900 jobs from April 2010 to April 2011, an annual growth rate of 2.5 percent. Over the same period, U.S. nonfarm employment rose 1.1 percent.

The state’s private sector also exceeded U.S. figures, posting an annual employment growth rate of 3 percent compared with the nation’s 1.7 percent.

Texas’ seasonally adjusted unemployment rate fell to 8 percent last month from 8.2 a year ago. During that time, the nation’s rate decreased from 9.8 to 9 percent.

All Texas industries except the information industry had more jobs in April 2011 than in April 2010. All Texas metro areas except Abilene had more jobs, as well. Petroplex Odessa ranked first in job creation followed by petroplex Midland, Dallas-Plano-Irving, Beaumont-Port Arthur and Amarillo.

The state’s actual unemployment rate last month was 7.7 percent. Midland had the lowest unemployment rate followed by Amarillo, College Station-Bryan, Lubbock and San Angelo.

Austin-area home resale market remains slower than a year ago

AUSTIN, TX (Austin American Statesman)-Sales of existing homes last month were down 16 percent from April 2010, the Austin Board of Realtors reported yesterday.

April 2010 was the month that federal homebuyer tax credits expired.

Dallas-area sales were down 20 percent; Houston sales were down 14 percent.

In Austin, the median price rose 3 percent, to $196,400. The price per square foot rose 9 percent, to $121. That reflects a higher concentration of sales at upper price ranges.

But it took much longer to sell a house ” an average of 88 days ” up 28 percent from a year earlier, the board said.

A total of 1,690 existing homes sold last month in Central Texas. Sales in the pipeline to close this month were down 27 percent.

For the first four months of the year, sales were down 8 percent from a year ago, to 5,309.

It’s Getting Costlier to Insure a Home  

WASHINGTON, D.C. (National Association of Realtors)-Some of the nation™s largest insurers are raising home insurance premium rates, or plan to soon, reports The Wall Street Journal.

For example, State Farm Mutual Automobile Insurance Co. says it increased home owner rates, on average, 7.3 percent, and in some states it raised rates even more. Other insurance companies also report higher rates–a company in Florida reports an 11 percent increase this year in premium rates and in Pennsylvania some areas have faced a 33 percent hike in rates.

So why are rates rising when many home owners are seeing their housing values dropping?

Experts say premiums are partially based on rebuilding costs, not a home™s appraised market value, The Wall Street Journal reports.

While rates have most stayed stable the last five years, they™re now on the upswing. In 2000, the average premium for home owners insurance was $508. In 2010, that grew to $807, according to National Association of Insurance Commissioners and Insurance Information Institute.

More premium rate increases are expected in the near future too, insurers say, due to the increased costs from natural disasters, such as the recent tornadoes that struck the South and even the earthquake and tsunami in Japan.

Austin Business Journal – by Dayton Business Journal

The Dayton Business Journal ” a sister newspaper of the Austin Business Journal ” has compiled a database with nearly 50 years’ worth of new-home sales statistics nationwide.

The information dates back to 1963 and includes median sale price, average sale price and number of homes sold nationwide for each year.

The database shows that 323,000 new homes were sold in the United States in 2010, the lowest total since before 1963. The highest sales year was 2005, when 1.28 million new homes were bought.

The average sales price for 2010 was $272,900, a 13 percent decline from the record high of $313,600 in 2007.

A separate Texas Association of Realtors report recently showed Austin home sales statewide were down 7.3 percent year over year in the first quarter, while the value of those sold increased.
