Settlers Crossing is a smaller subset of the neighborhoods that back to East Old Settlers Blvd between Red Bud Lane to the East and AW Grimes to the West. Estates at Settlers Park, Settlers Overlook and Saddlebrook Estates make up the rest of this particular area. Settlers Crossing has approximately 350 homes and sits across from Old Settlers Park. The area feeds into Herrington and Caldwell Heights Elementary Schools, Hopewell Middle School and Stony Point High School.
Settlers Crossing is indicative of the growing trend in the area of declining inventory despite a ready buyer pool. Only 2 homes, both single story, are currently on the market in Settlers Crossing with the lowest price being $155,000 and the higher priced home at $159,000. The homes have been on the market for an average of 47 days and an average of $92.84 per square foot. Only 1 other home is currently marked as pending after having been on the market a total of 102 days. All the homes that have been listed in Settlers Crossing over the last 6 months have been 1 stories.
Over the last 6 months, however, 15 homes have sold in the neighborhood, going under contract after an average of 25 days. Three of the 15 were foreclosures ranging in sold price from $139,000 to $161,090. The homes in Settlers Crossing appear based on these stats to be about the same size with the square footage only ranging from 1,700 to 2,314 in the sold listings. The oldest home sold was built in 2003 while the newest was built in 2007.
The average home in Settlers Crossing sold for $155,842 after concession such as seller paid closing costs and repair compensation is taken into consideration. That’s 97.6% of the average list price of $159,713. The least expensive non-foreclosure home that sold in the last 6 months had a 4 bedroom, 2 bathroom floorplan with 1,728 square feet and sold at $140,650 or 93.8% of its list price. The most expensive home sold in the neighborhood was a 2,228 square foot home with 4 bedrooms and 2 bathrooms that sold for $177,900 or 98.9% of its list price. The homes sold in Settlers Crossing averaged $1,974 in seller concessions with sellers of 5 of the 15 sold homes not paying any repair or closing costs to the buyers at the closing table.
Only 3 homes in the last six months have been withdrawn while only 1 home expired after 106 days on the market. The expired listing was put back on the market and is now classified as pending after 2 additional days on the market.
If the dwindling inventory in Settlers Crossing is any indication, this part of Round Rock might see slower sales over the winter months just due to a lack of available homes on the market. If the area as a whole follows a similar trend, prices might begin to edge up a little faster than they already are, though that’s not a guarantee. If the inventory isn’t available, potential home buyers might postpone their search and get locked into 6 month or year-long leases, preventing them from purchasing a home.
